Definitions
1 Activity  
 

The performance of a function or operation, which constitutes the use of the land and includes all structures or building associated therewith or uses or .the type of business that can go into a zoned lot

 

2 Arterial (A)  
 

A major thoroughfare

 

3 Buffers  
 

A buffer is an area of land in which on activity is permitted other than a passive activity (driveway, utilities, storm drainage system, detention pond, etc.). A horizontal distance from the property zone lot inward and varies with the nature of the activity proposed and its location.

 

4 Cluster housing development  
  Concentration of dwellings within RDD (Restricted Development District), IDD (Intense Development District) and PRD (Protected Residential Districo zone districts; However, for the cluster development to be within the PRD district the development must front and have the entrance on an arterial or collector road.

5 Collector (C)  
  A street that generates traffic flows from interior and bridges it to an arterial street.

6 Density  
  The number of units (dwellings) per acre based on the classification of the road or street1 which provides access to a particular piece of property.

7 Limited Local (LL)  
 

A street intended to accommodate residential activities at two dwelling units per gross acre.

 

8 Local(L):  
  A street other than an arterial or collector, which primarily provides access to interior land uses. Additional categories of local streets are as follows:

a). Residential Local Two (RL2)

b). Residential Local Four (RL4)

c). Residential Local Six (RL6)

9 Performance Zoning  
  Activities controlled by both district and street classification

10 Residential Local Two (RL2)  
  A street intended to accommodate residential activities at two dwelling units per gross acre.

11 Residential Local Four (RL4)  
  A street intended to accommodate residential activities at six dwelling units per gross acre.

12 Residential Local Six (RL6)  
 

A street intended to accommodate residential activities at six dwelling units per gross acre.

 

13 Screening  
  A vegetative or manmade wall or fence established to lessen the visual interaction between adjacent properties

14 Setbacks  
  A setback is an open space on a zoned lot. This space is a horizontal distance measured form the property line inward. Buildings or other structures comprising the principal activity shall not encroach on this space.

15 Street Classification  
 

Street Classifications in the Town of Lexington are: Arterial (A), Collector (C), Local (L), Residential (RL), and Limited local (LL).

 

16 Zero Lot Line  
 

Building placed against the property line.

 

17 Zoning district  
  Zoning districts in the Town of Lexington are:

Restricted Districts Protected Residential District (PRD)

Restricted Development District (RDD)

Intense Development District (IDD)
